Rules and Regulations

These rules and regulations have been approved to ensure the living comfort of the building’s residents. Residents and members of their households must comply with the Public Order Act and the property’s rules and regulations within the flats and in the property’s outdoor areas. No one may, through their behaviour or otherwise, unnecessarily disturb the living comfort of others. Residents must also otherwise observe the standards of conduct required for normal domestic peace. Residents must ensure that their guests also comply with the Public Order Act and these rules and regulations.
COMMON AREAS
External doors are generally kept locked between 21:00 and 07:00. There are site-specific differences in locking times. When external doors are locked, anyone passing through them must ensure that the doors lock again. Wedging doors open or preventing them from locking in any way is prohibited. All noise must be avoided in common areas. Smoking and loitering in common areas are prohibited. Cleanliness and order must be maintained when using common areas and outdoor spaces. For fire safety reasons, items may only be stored in spaces reserved for them. Fire safety regulations must be followed when storing flammable substances. No items may be stored in stairwells (Rescue Act 379/2011).
Airing out flats into the stairwell is prohibited.
Cellars, storage rooms, and flat-specific storage units must be kept clean and locked. Common areas must not be used for storing items. Bicycles, sledges, skis, etc., must be kept in good order in the places reserved for them. Children playing and unnecessary loitering in stairwells, as well as in pram and bicycle storage rooms, is prohibited.
Only the personal clothing and linens of the building’s residents may be washed in the laundry room. Users of the laundry room must follow the booking practice in use at the company. Laundry must be removed from the machine/tumble dryer/drying room immediately after the end of the booked slot.
Users must ensure the cleanliness of the facilities after use. Detergent splashes and any dirt stains must be cleaned up. Dyeing laundry with dyes placed in the washing machine is prohibited.
Users of the communal sauna must rinse the benches, washrooms, and washbasins after use, as well as turn off the taps and lights. Used sauna whisks etc. must not be left in the sauna. It is recommended to avoid the use of sauna fragrances.
Any defects observed in the property must be reported to the company representative without delay.
CONSUMPTION OF ALCOHOL
The consumption of alcohol in the property’s common courtyard area is prohibited if its consumption or the associated loitering and behaviour prevents or hinders the right of others to use the courtyard for its intended purpose, or if it causes a disturbance of order. The consumption of alcohol in or in the immediate vicinity of children’s playgrounds is strictly prohibited.
SMOKING
Smoking is prohibited in flats where the tenancy agreement entered into force on 1 April 2018 or later. Smoking is prohibited in all common areas, in the immediate vicinity of the property, and in children’s playgrounds.
WASTE MANAGEMENT
Household waste and rubbish must be taken to the waste bins well-packed, and the lids of the waste bins must be closed. Waste must not be left next to the bins. Waste must be sorted according to the local waste collection instructions. Residents must arrange the removal of waste other than household waste themselves. A removal fee will be charged to anyone leaving household appliances, furniture, or other comparable waste next to the waste bins. Environmentally hazardous waste must be delivered to collection points designated by the authorities.
PARKING
Parking of vehicles is permitted only in reserved and marked spaces with the company’s permission. Unnecessary idling of vehicles is prohibited. Holders of car heating spaces must remove the connection cable from the socket and lock the socket cover whenever the vehicle is not connected for heating.
Vehicles that are not in use for traffic must be removed from the company’s plot without delay. Car repairs, oil changes, or car washing are not permitted in the parking space or on the property grounds. Traffic signs on the property must be obeyed.
FLATS
Neighbours must not be disturbed in the flats or on the property grounds, and all types of noise production are prohibited between 22:00 and 07:00.
Flats must be maintained with care. Water leaks or other defects observed in the flats must be reported to the company representative without delay.
Written permission from the company representative is required for repairs or alterations to be carried out in the flats. Waste that may block or damage them, such as ham fats or hygiene products, must not be put into toilets or other drains.
Grilling with charcoal or gas grills on the balconies of blocks of flats and deck-access blocks is prohibited. Balconies must be kept clean and snow must be cleared from them in winter. The use of a gas grill is permitted in the backyards of terraced houses. The gas cylinder of a liquid petroleum gas grill must be stored in a well-ventilated place protected from the sun. The safety instructions of the grill manufacturer must be followed when using all grills. Personal antennas or satellite dishes may not be attached to balconies or the property. Flats must not be aired out into the stairwells.
Feeding birds is permitted during the winter period from 1 November to 30 April at a separately established common feeding site. With the exception of winter bird feeding, all other feeding of animals and larger urban birds, such as pigeons, crows, etc., is prohibited. Those establishing a bird feeding site must ensure that the feeding site remains clean and does not attract pests to the property area.
NOTIFICATION OF MOVE
An official notification of move is made to the population register keeper either online or using a written notification of move form, which is available from postal service points. In addition to this, moving in and moving out must always be notified in writing to Herttuan Kiinteistöpalvelu Oy.
BEATING RUGS
Beating rugs is permitted only on balconies or in areas reserved for this purpose between 07:00 and 21:00. Shaking and airing of clothes and linens, as well as drying small laundry, is permitted on flat balconies only inside the railings.
PETS
Outside the flats, pets must be kept on a lead. Pets must not disturb the residents of the building or those visiting the building on lawful business. Exercising animals is strictly prohibited in places reserved for children’s play and in their immediate vicinity.
The owner must ensure that the pet does not soil stairwells, lawns, planting areas, courtyards, building walls, or parked vehicles. The owner must ensure that the dog does not disturb the environment or the residents of the building with repeated barking or howling.
VIOLATION OF RULES AND REGULATIONS
Violation of the rules and regulations may result in a liability for damages or the termination of the tenancy agreement.
