Kiinteistö Oy Taloherttua
About the Company
Kiinteistö Oy Taloherttua is a rental housing company founded in 1973 and is wholly owned by the City of Kangasala.
Our housing stock comprises approximately 1,100 diverse housing options across Kangasala, Sahalahti, and Kuhmalahti. The company’s turnover is approximately €6.6M, annual maintenance and repair costs are about €1.1M, and energy costs are €1.6M (2018). We are among the strongest local operators in our field.
We operate on a non-profit basis and apply social resident selection criteria to most of our properties. Our operations are guided by the idea of an affordable, safe rental home, which we aim to achieve through strategic means such as:
- lifecycle efficiency of properties
- diverse digital, technical, and social services
- rewarding long-term residency
- systematic and appropriate repair and new construction
- supporting community spirit in housing
- systematic marketing communications
In addition to the lifecycle efficiency of properties, we value successful resident experience, equality, innovativeness, and responsibility in our operations.
Times may have moved past abbreviations, but for us, this forms the guideline KOTI (HOME), and we orient ourselves towards it.
All core functions of Taloherttua, such as property management, maintenance, and rental brokerage, are handled by Herttuan Kiinteistöpalvelu Oy. We rely heavily on partnerships for our service procurement, and Taloherttua does not have its own staff.
Living with us is, in a way, truly simple – take care of your rent payments and your home, and consider your neighbours in your living. With this motto, you will overcome most housing challenges. And if you need help with these, you can, if you wish, start problem-solving through our housing advisor, for example.”
Environmental Pledge
KOy Taloherttua’s mission is to offer diverse rental housing at an affordable rent to suit changing life circumstances.
KOy Taloherttua is a significant energy consumer, for instance, heating energy consumption is very high annually. Energy efficiency is not only part of environmental considerations but also a significant factor in providing affordable housing. Improving energy efficiency is centrally involved in the planning of new builds and renovation projects, as well as in energy renovations, through which KOy Taloherttua aims to eliminate the use of oil as a heat source by 2030.
KOy Taloherttua has approximately 1,100 homes, and residents are encouraged to be part of the environmental pledge. KOy Taloherttua aims to enable residents’ environmental actions through its own operations and encourages every resident to participate. Opportunities for resident participation are improved by developing, for example, residents’ recycling options and especially by increasing communication. In addition, community spirit is supported by challenging residents to join common goals, for example, through various consumption monitoring solutions.
With digitalisation, various consumption monitoring systems are becoming increasingly efficient and are being strongly adopted as part of the pursuit of responsibility. All current meters and monitoring practices are reviewed, baseline levels are determined, and target levels are defined. Monitoring will become part of daily operations, and figures will be communicated transparently.
Opportunities to promote biodiversity will be mapped, and a plan for actions will be drawn up based on this mapping. Efficient and sensible measures with their timelines will be identified, objectives and measures will be continuously updated, and efforts will be made to learn from different stages of the process. New ideas will be boldly experimented with, for example, meadows as part of property yards.
