Kiinteistö Oy Taloherttua

About the Company

Kiinteistö Oy Taloherttua is a rental housing company wholly owned by the City of Kangasala, founded in 1973.

Our housing stock comprises approximately 1,100 diverse housing options across Kangasala, Sahalahti, and Kuhmalahti. The company’s turnover is approximately €6.6M, annual maintenance and repair costs are about €1.1M, and energy costs are €1.6M (2018). We are among the strongest local operators in our field.

We operate on a non-profit basis and apply social resident selection criteria to most of our properties. Our operations are guided by the idea of an affordable, safe rental home, which we aim to achieve through strategic means such as:

  • lifecycle efficiency of properties
  • diverse digital, technical, and social services
  • rewarding long-term residency
  • systematic and appropriate repair and new construction
  • supporting community spirit in housing
  • systematic marketing communications

In addition to the lifecycle efficiency of properties, we value successful resident experience, equality, innovativeness, and responsibility in our operations.

Times may have moved past abbreviations, but for us, this forms the guideline KOTI (HOME), and we orient ourselves towards it.

All core functions of Taloherttua, such as property management, maintenance, and rental brokerage, are handled by Herttuan Kiinteistöpalvelu Oy. We rely heavily on partnerships for our service procurement, and Taloherttua does not have its own staff.

Living with us is, in a way, truly simple – take care of your rent payments and your home, and consider your neighbours in your living. With this motto, you will overcome most housing challenges. And if you need help with these, you can, if you wish, start problem-solving through our housing advisor, for example.”
